
I live and work in Zakynthos. Around me are dozens of small villas, studios, and family-run properties — places people built themselves and offer to guests with real care. And yet almost all of them depend entirely on platforms like Airbnb or Booking.com to bring in bookings.
That’s not necessarily a bad thing. But it comes at a cost — and not just a financial one. Commissions eat into a big part of every booking. How the property is presented is controlled by someone else. And the relationship with the guest begins and ends inside an app that isn’t theirs.
I started wondering: what would a small property owner actually need to have their own professional website with a built-in booking system? Something simple to use, that works in both Greek and English, syncs with their existing calendars, and doesn’t require any technical knowledge?
So I started building Ypodoxi.
Ypodoxi gives you a fully branded website on your own domain, like casayasmina.com, with a built-in booking engine. Guests can browse your property, check availability, and book directly with you. No commissions. No middlemen. Just you and your guests.
You get a simple owner dashboard where you can manage your units, set your prices and availability, and keep track of reservations. You can accept inquiries and handle bookings by hand, or set up direct payments through Stripe. It also syncs with your existing Airbnb and Booking.com calendars so there are no double bookings.
I designed it specifically for small Greek properties: a clean, professional website that works in both Greek and English, with a setup that doesn’t require any technical knowledge. It was one of the most interesting projects I’ve taken on as a freelancer, because I didn’t build it for a client — I built it because I saw a problem that affected me personally, and wanted to see if I could solve it.
